It doesn't cost you a penny. A buyer's agent gets paid ONLY when escrow closes. The fee for a buyer's agent is paid by the seller--the cost is negotiated when the seller lists his or her property for sale.
"I'd rather go directly to the listing agent." Lets think about this: If you get divorced, do you want to use the same attorney as your spouse? Most times the answer is "no." Typically a listing agent is paid their commission for listing the property, and if a buyer goes directly to them (usually via the internet or a sign in the yard) the same listing agent gets paid the buyer's commission as well. In most cases the buyer doesn't save anything by going directly to the listing agent. Add to that they're usually getting paid double (the listing and buyer's agent commissions) and suddenly the listing agent has every incentive to 'Keep the Deal Together." It's in the best interest of the buyer to dedicate themselves to an agent who will fight for their interests.
Previewing Property: A good agent will spend many hours a week in his or her car: It's very important to me that I preview property for my clients. I often set up an auto-email program for my clients so they become familiar with the look and condition of homes in their price range. But knowing neighborhoods---what streets back to noisy, high-traffic roads, what HOAs are set to increase their monthly fees---is part of the value I bring to my clients. If you hand me a list of 20 homes and tell me what features are important to you, I will narrow those down to 6 or 7 that fit your criteria.
There's no obligation. "Great!! I'll 'use' four agents at once!" WRONG. Well, I should say, good for you, but I'm not interested. Buyers these days are in the drivers seat. That's good, but lately I have also found that foreclosed properties, short sales and below-market homes have multiple offers on them. (More than one buyer has written an offer on the property). It takes the skills of an experienced agent to understand the nuiances of what makes an offer stand out above the others.
A few questions to ponder: Does it matter how much of a deposit you put down? Is it better to close escrow at the beginning or end of the month? How much money in 'closing costs' will most sellers be willing to pay, and will the buyer's lender allow? Does it make a difference if I 'put down' $1,000 or $10,000 for my initial deposit?
